Why do I need to hire a snagging company?

Snagging a new-build home by yourself can be risky business. Most people are able to spot problems visible to the naked eye, but it takes specialist equipment and a richly experienced surveyor to thoroughly inspect all internal and external property elements. Issues that go unnoticed could cost you thousands down the line to rectify if they’re not addressed early on.

What is a snagging inspection?

A snagging survey consists of a surveyor entering your new-build property to check for any faults. Any problems or issues flagged within the final snagging survey report, then become the responsibility of the developer to rectify, prior to your moving in or very shortly thereafter.

What is a snag?

A snag is an outstanding default within your property once the developer has confirmed that building work has been completed.  Ordinarily, snags are issues related to elements that are damaged, broken, ill-fitted or unfinished, such as a missing door-hinge or scratched windows. The majority of issues are usually cosmetic, however larger scale snags relating to cavity wall insulations or poorly fitted kitchen fixtures can cost thousands down the line if they are not rectified early on.

Do I need to prepare anything in advance?

No! Once the day and time have been confirmed, all we need is key access to your property and away we go. It would be ideal to snag an empty home, but we understand this is not always convenient for clients, which is why we are happy to move furniture around (and of course put it neatly back) to ensure no stone is left unturned.

Can GetSnagged collect the property keys from the seller/ developer estate agents?

Yes! When filling out your initial booking form, you’ll be asked to detail all relevant developer/ estate agent contact details if you’d like us to collect keys from them. At GetSnagged, we’re happy to work directly with your developer/estate agent to arrange property access at a time that suits all parties.

Do I need to be present during the snagging inspection?

This is completely up to you! If it’s not convenient for you to be home, our surveyors are more than happy to go ahead and send you the detailed report afterwards. Conversely, if you would prefer to be present during the inspection, of course you are warmly welcome.

 

 

How long does a snagging inspection take?

This is entirely dictated on the size of the property, the number of rooms and the condition of the build. In order for our snaggers to comprehensively cover all elements and provide an exceptionally high standard of service, we recommend allocating at least two hours per survey.

Which areas of my property will be inspected?

Our snagging inspectors will conduct rigorous checks both internally and externally, covering elements such as untidy finishes, cosmetic issues, plumbing (leaks), electrical (faults & compliance) and exterior finishing. Our clients will also have peace of mind that their property is fully compliant with technical standards and building regulations. GetSnagged can also conduct thermal surveys to assess windows, radiators, external doors and underfloor heating.

What if I need to alter or cancel my booking?

No problem! We understand schedules, circumstances and completion dates can change at short notice. As long as you’re able to give us the heads up within 48 hours of your inspection taking place, we’ll process a full refund and arrange a brand-new booking date.

How long does it take to receive my snagging report?

You’ll receive your snagging report within 48 hours of the survey taking place, as this provides us with adequate time to comprehensively access and write-up our photographed findings. In the event your property is in excess of 2500sqft or is in exceptionally poor condition, we may need to extend the delivery of your report and inform you of when to expect it.
